<dc:description>
Study by the MdB Scanner Observatory (edition 2, September 2026), published in French at https://mdbscanner.fr/guide/a-quel-prix-partent-vraiment-les-logements-saisis

For 2,961 flats and houses sold at judicial auctions in France between December 2022 and September 2026, the price paid per square metre is compared with the price of comparable homes sold nearby through ordinary sales over the same period, using the French government's property-transaction database (Demandes de valeurs foncières, DVF).

Half of the homes sold for less than 60% of the price of neighbouring sales, excluding fees, and the middle half sold between 44% and 78%. One sale in three went below half the neighbourhood price; one in eleven reached or exceeded it. For comparable flats (same département, floor area and starting price), an occupied flat sold 8 points lower than a vacant one (63% vs 71%). The starting price says little about the final price: across all property types, eight out of ten sales with a starting price below €30,000 closed between €10,000 and €147,000.

The deposit contains the full study (PDF, in French) and its figures as five CSV files: national key figures, 15 départements, starting-price bands, final price relative to starting price across 4,728 sales, and the distribution of prices paid. LISEZMOI.txt (in French) describes every column, the sources and the limitations.

Main limitations: the condition of the properties is not taken into account; 29% of the hearings monitored have no published result; the data mix creditor-enforced sales (saisies immobilières), court-ordered sales of jointly owned property (licitations) and insolvency sales (liquidations).

Please cite: MdB Scanner Observatory, September 2026.
